As a broker and owner of a real estate brokerage for over 10 years, I am seeing unprecedented changes in the real estate industry.  Consumers are buying houses over the internet; companies are buying homes from sellers at a much-reduced rate and then taking on the headache of selling the home themselves.   It seems everyone wants to be in the real estate business.

The Day of Change is Here

The real estate market in most US cities today is hot!  There just aren’t enough houses to go around.  For this reason, more sellers are selling their homes on their own without consulting a real estate expert.  Buyers are way overpaying for homes due to supply issues and whats even worse, buyers aren’t being given the true and accurate market value of the home.  Their agents are just telling them whatever they need to do to get the house.  This is creating mass problems. These situations scare me to death for both the buyers and sellers.  It’s become the wild west and consumers need a place to call that can answer basic questions and help along the way. There is so much that can go wrong in a real estate transaction that I hate to see anyone open themselves up to legal issues. On the other hand,  

it is also a time to change for traditional real estate companies.

I believe that 75% of consumers need to be represented by a licensed agent.  However, there are valid reasons when someone does not need to be represented and thus does not need to pay a full commission:

  1. A Consumer that has bought and sold many homes is very familiar with the process

  2. An owner of a home that is immaculate, has strong maintenance records, and is ready to move immediately.

  3. A builder or developer that builds homes for a living
